2bedrooms & a 3/4 bath

Hi ,
My husband is in the Army. We are in Germany
now. Our new orders are sending us to
Huntsville Alabama. We have 10 children that
we are raising. I have found a nice property
with 6 acres .....I have had trouble finding
places big enough for us. This one place
is perfect but needs 2 more bedrooms.
There is a three car garage and I was thinking
putting 2 bedrooms and a bath above it would
solve the problem.
Can you tell me about what it would cost
to put 2 bedrooms and a 3/4 bath on top
of an already existing 3 car garage?

Dear Heidi, your idea to add a 2nd story above a garage sounds like a good one. Many times it is the least expensive place to add a 2nd story because access to the 1st floor requires less demolition and therefore less repair than a 2nd story addition over living space.
Assuming each bedroom is 150sqft and a 3/4 bathroom is another 70 square feet and a stair case takes up another 70 square feet the total area to be added is about 440 square feet. A few options which may make sense is to add a small family room or recreation room that is 150sqft and or a kitchen. If you added a kitchen and outdoor access then potentially you could rent it out as an apartment in the future or as a in law suite.
In any case - to build the walls, roof, etc. in alabama using economy materials will cost approximately $35k but certainly can be as high as $70k depending on who you hire and the design. The bathroom can range from $3 to $8k for the materials and installation bringing the total to about $40k to $80 excluding a kitchen. If you do some of the work yourself you can save some money..on the flip side if you have a complex design or pick very expensive materials the price can go up a lot
